Do I need to tell HMRC I have started letting?
Once rental income passes £1,000 in a tax year, yes. Registration for self assessment is due by 5 October after the end of that first tax year, and doing it early avoids penalties and panic.
Can I claim costs from before my first tenant?
Many pre-letting expenses are claimable as if incurred on day one of the letting, provided they would have been allowable then. Keep every receipt from the start.
Is my letting agent handling my tax?
No. Agents collect rent and sometimes deduct costs, but reporting income to HMRC is yours. Their statements are excellent records though, so save every one.
What does a first-year package cost?
